Cancellation / prepayment

For direct reservations we require 50% prepayments at the time of reservation. This amount is fully refundable till 60 days prior to the check-in date. The remaining 50% must be paid not later than 60 days prior to check-in date. After 60 days prior the check-in date the reservation becomes non-refundable.

Refundable damage deposit

A damage deposit of € 500 or an exact equivalent in the guest's prefered currency is required on arrival. This will be collected as a cash payment. Your deposit will be refunded in full in cash on a check-out day, subject to an inspection of the property.

House Rules

• Use Air Conditioning only when you are present in a room and all windows and doors are closed.

• Do not use candles inside the house.

• Watch your step while walking out from the house, outside and around the pool.

• Some of the closets inside are private and locked, please do not attempt to open them.

• You can park your vehicle in any part of the Urbanisation.

• Guests must respect our small and quiet community and keep noise levels to a minimum. No loud music or noise is allowed.

• No any noise allowed between 11 pm and 8 am.

• We try to keep our vacation rental as child-friendly as possible. That said, parents always have the final responsibility of ensuring their children’s safety at all times. If you find anything to be unsafe or that requires revision at our property, please contact us at your earliest convenience so we can address the issue. To maintain our property kid-friendly, we ask that you to Never leave children unsupervised at our property without adults.

• No additional overnight visitors allowed.

• Parties and gatherings of any kind are strictly prohibited at our home.

• Guests are to allow homeowner or service access to the property for purposes of repair and inspection. The homeowner will exercise this right of access in a reasonable manner and advise beforehand where possible.

• Kitchen must be treated with respect and kept in great condition for other guests.

• Please be sure to ventilate the kitchen after cooking anything that could leave a strong smell behind.

• Be careful not to wash food remains down the drain. Please throw any kitchen scraps into the small grey container for organic waste.

• To help the environment, please only switch on the dishwasher when it’s full and use the fast wash program where possible.

• To simplify the inventory process, please return any kitchen items back to where you originally found them.

• Please do not overload or underload the washer.

• Please make sure you switch off lights, AC or any other small electrical appliances when you go out.

• To minimize risk or power outage please avoid use of multiple pieces of electrical equipment at the same time.

• Hot water is limited to the size of the water tank. To make sure that you do not run out of hot water do not use it in a few places at the same time.

• There is a designated drying area on the property.

• The Vacuum needs to be emptied before every use or it will not work properly.

• In the unlikely case of a power outage, please call us before touching the control panel.

• No compensation will be given for any temporary outage of electricity, water, internet or cable service.

We like to do our bit for the environment and we ask that our guests do the same! There are clearly labeled containers for separating and recycling different types of waste outside.

• Please dispose of garbage and recycling in the proper containers.

• Please do not flush any sanitary products down the toilet. We provide a bin for this in each bathroom.

• Any food waste should go into the organic recycling bin only.

While we have taken the necessary measures to make our vacation rental safe for incoming guests, you also have a role to play in ensuring the safety and security of your party. There are actions you can follow to keep the house secure during your stay.

• Any time guests leave the vacation rental, it is their responsibility to ensure all windows and doors are closed and locked.

• Please do not forget your keys as you will not have another way to get in!

• We are not responsible for the loss of any personal belongings or valuables. In case you misplaced something in the house, please let us know so we can look out for the item during the changeover and vacation rental cleaning.

• Parents must not leave children unattended at any time. Any guest injuries sustained inside the house are not covered by our vacation rental insurance.

Our guests love using the swimming pool at our vacation rental! It’s a great way to spend summer days while staying at our home. There are a few things we ask you to bear in mind regarding the swimming pool.

• There is no shallow end or railing in the pool. Please be careful and ensure safety of your children.

• Please avoid using glass tableware or glass bottles near the pool.

• Guests must shower before entering the pool to rinse off any sunscreen. Otherwise the water will not be clean.

• Smoking is not allowed anywhere inside the property.

• Guests can only smoke outdoors on the terraces.

• Please do not throw cigarette butts onto the property grounds. You should dispose of them in the ashtray provided.

• Discovering guests have been smoking inside the property will result in loss of the security deposit.

While we know our guests won’t intentionally break anything at our vacation rental, we understand accidents can happen sometimes. Here is what you need to know about accidental damages or breakages during your stay.

• Always report any accidental damages or breakages in a timely manner, especially before check-out.

• Please do not move any furniture from one room to another without agreeing to it with us first.

• Please don’t take any bath towels with you to the beach. There are beach towels for that!

We’ve set out these house rules so that every guest visiting our property has a safe, secure and most importantly, fun stay at our place. Compliance with these rules is essential for every member of the traveling party. We hope you have a great time and find everything you need at our home.

• Breach of any of these house rules is a breach of the terms and conditions of occupancy that you have agreed to.

• We reserve the right to evict any guests or visitors from the property who refuse to follow these house rules.

• In any case, please use common sense while staying in our house. If you’re unsure about any of the house rules and require further clarification, please give us a call.

To use Coffee machine:

• Add water, press button with a cup and wait for the lightly the left to stop blinking.

• Add coffee pod and put a cup.Rotete the silver ring to select the cup size and press button with cup to start.

To use the microwave:

• Press Jet Start as many as needed. The microwave will start automatically. Please use plastic lid.

To use cooktop:

1. Put a pot on the selected burner, slightly touch Power Button. Do not press.

2. Touch + or – signs under the selected burner to heat.

3. To expand top left burner touch a button in the center of control panel.

4. When done touch the power button again.

To use dishwasher:

1. Add dishwasher soap. Put plastics on the top shelf only. Press Power button.

2. Press top left button to choose washing mode.

3. For fastest wash choose 1 hour wash >>.

3. Make sure that dishes or utensils are not blocking the rotation.

4. Press Start.

To use washer:

1. Press ON/OFF button.

2. Choose cycle 0 -14.

3. Press Start button.

4. When done turn the machine off.
